Jasper, the technology-led fund manager, has successfully settled Yashili Drive and Rymer Place into the Industrial Income Plus Fund (wholesale offer).
Established in December 2020, the Industrial Income Plus Fund invests in private commercial real estate that targets industrial property located in and around the Auckland region. The portfolio has a total of 5 industrial properties, a WALT of 7.9 years, 9 tenants, gross rent of $3.3m, and is currently valued at $69.75m.
Industrial property has been one of the best performing asset classes in the last 12 months, demonstrating strong resilience across multiple lockdowns. Jasper’s Industrial fund, for example, has delivered a consistent monthly cash flow of 6 cents per unit and strong capital growth with an annualised total return of 21.1%* since inception. The new acquisitions are expected to improve the Fund’s income resilience and the potential for long-term capital growth, and to continue providing investors with strong and stable cash returns.
The Fund has acquired two industrial properties, located in Pōkeno and Māngere.
2-4 Yashili Drive, is well located within the Gateway Business Park in Pokeno, approximately 50 minutes south of Auckland CBD with excellent logistics access to the golden triangle (Auckland, Hamilton and Tauranga).
Occupying a high profile corner site, this purpose-built facility is tenanted by NZ Drinks Limited who have committed to the site with a 12-year lease. The property has access to a nearby underground aquifer, enabling the tenant to bottle water at source and operate at a production volume of up to 32,000 bottles per hour, manufactured with rPet recycled PET.
The buildings were completed in 2016 and 2020, with each offering generic high stud warehousing, modern office accommodation, a large canopied yard and full drive-through access.
6 Rymer Place is located within the suburb of Māngere Bridge, Auckland, a highly desirable area due to its excellent motorway access and proximity to Auckland Airport. The property was extensively refurbished in 2017 and offers a flexible medium stud warehouse with office, cafeteria and workshop facilities. The site also provides a substantial yard and car parking area.
The asset is tenanted under a new 8-year lease by Exhibition Hire Services Limited, the largest combined supplier of exhibition equipment in the New Zealand market. Exhibition Hire Services has been operating for 27 years, based in Auckland, Waikato, Wellington and Christchurch. The lease is secured by a 12-month bank guarantee.
