Ōtāhuhu Asset Adds to Jasper’s Growing Industrial Footprint
Jasper has expanded its South Auckland industrial portfolio, with the acquisition of 21 Beach Road, Ōtāhuhu. The 20,812 sqm Heavy Industry site comprises ~12,000 sqm of net lettable area, capable of supporting a wide range of manufacturing and distribution uses.
The property provides near-term holding income while presenting a clear pathway for future repositioning. Jasper is planning targeted refurbishment works to enhance access and functionality, unlocking the asset’s full potential for future occupiers.
The asset is available for lease from July 2026, with the building’s layout providing the ability to single-let to a large occupier, or be split into smaller tenancies. Tenancies can be offered in as-is condition or following completion of refurbishment works, providing occupiers with optionality around quality and cost.
Strategically located between State Highway 1 and State Highway 20, the site benefits from exceptional connectivity to Auckland’s key transport corridors, including the airport, inland port, and wider logistics network. Its central position within a tightly held industrial precinct continues to underpin strong occupier demand.

The acquisition marks Jasper’s latest investment under its recently established partnership with a leading global investment firm, further building momentum within the mandate.
Following this transaction, Jasper’s total assets under management have increased to ~$500 million, reinforcing the platform’s continued growth and commitment to the industrial sector.
